Termite Inspection
Early detection of termite damage can save homeowners large repair costs. Not all home inspectors are thoroughly trained to recognize existing or potential termite damage. Termite damage far exceeds harm caused to homes by tornadoes and flooding and rarely is covered by homeowner insurance policies.
If termite damage is found, it should not necessarily deter a home buyer from purchasing the home in question. Negotiations may be entered into between buyers and sellers to arrange for further prevention and repairs to be made by the seller prior to sale.
Buyers Inspections
Red Cap takes the unknown out of home buying. When it comes to one of the biggest investments you will make, don't take any chances. My complete residential home inspection involves a thorough, non-invasive visual evaluation of a property’s structure and accessible components.
A home inspection is intended to help you determine the overall condition of the home you are purchasing and is intended to give you a general idea of the performance of the mechanical components and structure of the home. A home inspection will not reveal every deficiency that may exist, or that could ever arise.
As your Home Inspector, I am trained to identify problematic issues and symptoms of issues. I may recommend a solution or improvements or refer you to a field specialist.
Radon Testing
The EPA (Environmental Protection Agency) suggests that all houses be tested for radon at the point of purchase. Generally, the potential buyer requests radon testing to be part of the overall home inspection before purchasing the property.
A home inspection will not reveal every deficiency that may exist, or that could ever arise.
As your Home Inspector, I am trained to identify problematic issues and symptoms of such issues. I may recommend a solution or improvements or refer you to a field specialist.
Showing Inspection
Red Cap Home Inspections offers a unique and potentially cost and time-saving service. I will join you and your agent during a showing and give the home you’re interested in a one-hour inspection of the home’s big-ticket items. This can give you the leg-up you need to quickly make a decision about putting in an offer on the house you hope becomes your home. Call me today with questions or to set up an inspection.
Pre-Listing Inspection
Are you getting ready to sell your home? A pre-listing inspection gives you information about defects that might be found later in a buyers inspection. This allows you to address issues before the home is put on the market and gives you a chance to fix problems before they cause issues when discovered later by a potential buyer.
If you find and correct problems before you put your home on the market, you will be able to price it accordingly - as you will have the home ready to move into - or, you can sell as is, in some cases, but the buyer will be aware of issues that need to be tackled. I will be able to recommend solutions or give you a referral to a specialist for areas that need to be dealt with.
